Lebanon Planning Board Approves Improved River Park Phasing Plan
On Monday, September 9th, the Lebanon Planning Board approved our proposed amendment to the phasing of the River Park Sub Division and Site Plan. This amendment will allow the multi-family residential portion of our site plan to be accelerated from Phase 7 to Phase 1-A, allowing the housing to be built concurrent with Phase 1 (100 River Park). We submitted this amendment in October 2018 in response to the City and Region’s stated goals of new housing development, and we are pleased it was approved.
The multifamily residential building , shown as Building 8 on the site plan, remains at 125,125 S.F. as was approved in the original River Park Sub Division and Site Plan. The exact unit-mix will be determined during the architectural design process and will be informed by market analysis. We anticipate the unit mix will shift more towards Studio, 1-Bedroom, and 2-Bedroom units.
Lyme has already initiated negotiations with potential partners with deep experience in multifamily residential projects who share our commitment to West Lebanon, architectural excellence, and an expanded tax base for the City.
The expansion of the residential housing stock in Lebanon is a priority for the Lebanon City Council and it is an important element of the River Park Master Plan. Also moved up in the Phasing Plan is Building 3 (Phase 1-B), a 95,800 S.F. office & retail building. This cluster of three buildings will help secure service retail uses in 100 River Park, provide added demand for the first parking garage, and establish the southern entrance to River Park on Route 10.
